Welcome to Fireside Vacation Rentals (“Fireside,” “Company,” “we,” “our,” or “us”). These Terms & Conditions (“Agreement”) govern your use of our website, booking services, and rental properties.

By accessing our website or booking a property through Fireside Vacation Rentals, you agree to be bound by these terms.

1. ELIGIBILITY

You must be at least 21 years old (or the minimum age required by local law) to book a property. The person making the reservation must occupy the property for the duration of the stay.

By booking, you represent that:

All information provided is accurate.
You are authorized to use the payment method provided.
You agree to comply with all house rules and policies.

2. RESERVATIONS & PAYMENT

2.1 Booking Confirmation

Reservations are confirmed only after:

Receipt of required payment, and
Written confirmation from Fireside Vacation Rentals.

We reserve the right to refuse or cancel reservations at our discretion.

2.2 Payment Schedule

A deposit of 50% is due at the time of booking.
The remaining balance is due 30 days before arrival.
Reservations made within 30 days of arrival require full payment at booking.

We accept major credit cards and other approved payment methods listed on our website.

2.3 Security Deposit

A refundable security deposit of [$300] may be required. This may be:

Held as a pre-authorization, or
Charged and refunded within 14 business days after departure, less any deductions for damages, excessive cleaning, or policy violations.

3. CANCELLATION POLICY

3.1 Standard Cancellation Policy

Full refund if canceled more than 60 days before arrival (minus processing fees).
50% refund if canceled 30–59 days before arrival.
No refund if canceled less than 30 days before arrival.

All cancellations must be submitted in writing.

3.2 Early Departure / No-Show

No refunds will be issued for:

Early departure
No-shows
Weather-related concerns
Road closures
Personal emergencies

3.3 Travel Insurance

We strongly recommend purchasing travel insurance to protect against unforeseen circumstances.

4. CHECK-IN & CHECK-OUT

Check-in: After 4:00 PM
Check-out: Before 11:00 AM

Late check-outs may result in additional charges.

Guests must follow all check-in and departure instructions provided.

5. OCCUPANCY & USE

5.1 Maximum Occupancy

Occupancy limits are strictly enforced. Exceeding the maximum occupancy may result in:

Immediate termination of the stay
Forfeiture of payments
Additional fees

5.2 Events & Parties

Parties, events, weddings, and large gatherings are strictly prohibited unless pre-approved in writing.

5.3 Illegal Activity

Illegal activity of any kind will result in immediate eviction without refund.

6. PET POLICY

Pets are permitted only in designated pet-friendly properties and must be disclosed in advance. Additional pet fees may apply.

Unauthorized pets may result in eviction and additional cleaning charges.

7. PROPERTY CONDITION & DAMAGES

Guests agree to:

Maintain the property in good condition
Report any damages immediately
Be responsible for damage caused by themselves or their guests

We reserve the right to charge the payment method on file for:

Damages beyond normal wear and tear
Missing items
Excessive cleaning
Smoking violations

8. MAINTENANCE & PROPERTY ACCESS

We may enter the property for:

Emergency repairs
Necessary maintenance
Safety concerns

We will make reasonable efforts to provide notice when possible.

Fireside does not guarantee uninterrupted use of amenities such as:

Internet
Cable
Pools
Hot tubs
Fireplaces
Appliances
Saunas

No refunds will be given for temporary outages or mechanical failures beyond our control.

9. WEATHER & FORCE MAJEURE

Fireside Vacation Rentals is not responsible for events beyond our control, including but not limited to:

Severe weather
Natural disasters
Government restrictions
Utility outages
Acts of God

No refunds will be provided for such events.

10. LIABILITY WAIVER

Guests use the property and amenities at their own risk.

Fireside Vacation Rentals, property owners, and affiliates shall not be liable for:

Personal injury
Loss or damage to personal property
Accidents occurring on the premises
Use of pools, hot tubs, fireplaces, grills, docks, saunas or outdoor areas

Guests agree to indemnify and hold harmless Fireside Vacation Rentals from claims arising from their stay.

11. SMOKING POLICY

All properties are non-smoking unless otherwise stated. Smoking inside the property will result in:

A minimum $500 cleaning fee
Possible eviction without refund

12. RIGHT TO TERMINATE

We reserve the right to terminate a reservation without refund if:

House rules are violated
Illegal activity occurs
Excessive noise complaints are received
Property damage occurs

13. WEBSITE USE

All website content is the property of Fireside Vacation Rentals and may not be reproduced without permission.

We do not guarantee:

Accuracy of all website information
Continuous availability of the website

14. PRIVACY

Your use of the website is also governed by our Privacy Policy.

15. DISPUTES & GOVERNING LAW

This Agreement shall be governed by the laws of the State of Nevada.

Any disputes shall be resolved in the courts located in Clark County, NV.

Guests agree to waive any right to class action litigation.

16. CHANGES TO TERMS

We reserve the right to update these terms at any time. Continued use of the website or booking services constitutes acceptance of any changes.
